APPLICATION SCREENING DISCLOSURE, PROPERTY RENT/DEPOSIT INFORMATION & RESIDENT QUALIFYING CRITERIA
for all Rental Properties

Application Screening Fee

$35 application screening fee per applicant (18 years+)
  • The screening fee is to cover the cost of obtaining information on the applicant(s) as we process the application for a rental agreement and is not refundable and is not credited to any other balance.
  • The application fee MUST be paid in money order, cashiers check, or Venmo. For checks and money orders, Do NOT sign the back.
  • All tenants age 18 and older must be listed on the lease and must complete an application unless approved in writing by Landlord or agent.

Application Process

  • Application forms are available to anyone who inquires about the rental.  The link to the application is available at the bottom of this page.
  • Each applicant MUST complete and sign the release to verify Employment and Rental History.
  • Every applicant MUST submit an application and pay the application fee.

Complete Application

  • A complete application includes:
    • Completed application form for EACH applicant 18 or older.
    • Application Fee of $35 for EACH applicant. Application is not complete without payment.
    • Proof of income as described below for each applicant.
    • Vehicle information is required.
    • Photo of current, valid Driver's License or State ID (or Passport if foreign resident).
    • If applicable, a photo of each pet.  (Note: before move-in, tenant will be required to provide proof of current rabies vaccine)
    • Recommended. Application Deposit in the same amount of the security deposit.  See application deposit information below.
  • Incomplete applications will not be reviewed.
  • Complete applications that include Application Deposit will be considered first.

Application Deposit


  • The application deposit MUST be paid in money order, cashiers check or Venmo. Do NOT sign the back.
  • The application deposit amount is the same amount as the security deposit, but is NOT a security deposit.
  • Application deposit does not guarantee acceptance.
  • Applications with application deposits will be considered before those without deposit.
  • If application is rejected, application deposit will be returned.  Check will be sent by mail with and postmarked within 7 days.  Application Fees are not returned.
  • Accepted applicants will have the application deposit converted to security deposit.
  • Applicants who withdraw their application after 24-hours will forfeit the application deposit.  Application Fees are NOT refundable.


Prior Rental History

  • Rental history of 2 years (if applicable) must be verifiable from unbiased/unrelated sources.
  • Applicant must provide us with information necessary to contact past landlords. We reserve the right to deny any application if, after making good faith effort, we are unable to verify prior rental history.

Sufficient Income/Resources

  • Applicants must have combined verifiable income of 3 (three) times the rent. Otherwise, a guarantor may be required.
  • Income/resources must be verifiable through pay stubs, employer contact, current tax records, and/or bank statements for most recent 3 months.
  • Applicants with new employment must provide employment verification on company letterhead including salary or hourly wage and expected hours.
  • Guarantors, if required, must have combined verified income of 6 (six) times the rent and meet all income criteria.  Combined income requirement includes both applicants and guarantors.  Alternate proof of reserve funds of 12 (twelve) times the rent may be acceptable.
  • Guarantor will be required to sign a lease guaranty agreement.
  • A Guarantor does not ensure acceptance.
  • Each Guarantor must complete an application, submit application fee, and provide proof of identification and income.

Credit/Criminal/Public Records Check

  • Credit Report of 600 minimum on the credit report pulled by our credit reporting service.
  • Applicants not meeting the 600 minimum credit score may, at the landlord's discretion, be required to provide a higher deposit or obtain a guarantor to be accepted. 
  • Negative reports may result in denial of application.
  • Any individual who is a current illegal substance abuser, or has been convicted of the illegal manufacture or distribution of a controlled substance, or of a felony may be denied tenancy.
  • Felony or Misdemeanor convictions will be subject to review. Additional information may be required.

Screening Process

  • We must meet all applicants.  This is required to receive application fees and deposits.
  • We may require additional information.
  • We verify income and resources.
  • We may check with current and previous landlords.
  • We obtain a credit report, background check, & criminal records report.
  • Applications will be processed within 3 business days unless additional information is required.
  • Once the application is signed and application fees are paid, the application fees are non-refundable.
  • Application deposit will be converted security deposit on lease signing.  Pet deposits (if applicable) are due with first month's rent at key hand over.
  • If we are unable to verify information on the application, the application may be denied.
  • If accepted, applicants must sign lease within 3-business days.
  • We do not discriminate on the basis of race, color, religion, sex, national origin, disability, or familial status.

Resident Qualifying Criteria


We are delighted that you are interested in leasing your future home with us. In order to help you in making your decision, we have listed below the criteria as a resident with us.

  1. The rental application will be reviewed at the time of submission to ensure we have all information needed to determine your eligibility.
  2. Each applicant must provide a government photo identification card and allow it to be photocopied.
  3. Employment and monthly income must be verifiable. Total monthly income of all applicants must be 3 (three) times the rent. You must provide a copies of last 3 months of income statements (check stubs).
  4. Applicant(s) may be denied occupancy for any of the following reasons:
    1. Falsification of application by any applicant
    2. Incomplete application by any applicant
    3. Insufficient Income (total of all occupants)
    4. Criminal conviction history of violent or sexual crime committed by any applicant or by other occupants (including children) who plan to live in unit
    5. Poor credit history of any applicant (credit reports are obtained). No more than two current delinquencies, collections, or charge-offs
    6. Poor rental profile of any applicant (rental history reports are obtained). Reports containing any of the following will be grounds for denial:
      1. Non-payment or frequent late payment of rent
      2. Eviction
      3. Drug use
      4. Poor housekeeping
      5. Poor supervision of underage occupants
      6. Unruly or destructive behavior by applicant, occupants, or guests
      7. Violence to persons or property by applicant, occupants, or guests
Application Fee: $35.00 per applicant age 18 or older.
This fee is assessed at the time the application is submitted and is a non-refundable fee.  The application fee covers our contracted expense to RenTec for doing a background check on your credit, rental, employment, and criminal history.

Money order or Cashier’s Check are required for payment of application fee, deposit, and first month’s rent.  Personal checks are accepted starting with the SECOND month’s rent.

Move in rent amounts:
  • If you move in on the 1st of the month, rent for the entire month is due on the date of move in.
  • If you move in on the 2nd through the 15th day of the month, rent is prorated on a per day basis.
  • If you move in on the 16th through the last day of the month then you may be required to pay your prorated rent for the current month in addition to your rent for the next month.
